Rules for the Park

LONG TERM RV SEMI-PERMANENT PARK RULES

The rules of the Trailer Park are designed to provide a clean, neat place to live and conform to the requirements of the STATE and CITY regulations. Your signature indicates your full acceptance of, and adherence to, the following rules:

VEHICLE CONTROL WITHIN THE PARK:

1. The speed limit is 5 MPH inside the Trailer Park.
2. Tenants shall not wash cars, campers, trailers, or motor homes inside the Trailer Park.
3. Tenants shall park cars or pickup trucks only in their driveway or other designated area with written approval from the Management. No vehicles shall be parked on another tenant's space, parked over the white lines in the road, and/or in a vacant lot or space, with out the expressed written consent of that tenant or Management, whichever is applicable. Vehicles parked in the roadway will be towed.
4. Trailers, motor homes, and recreation vehicles not used for daily transportation, other than the one in the permanent space, must be stored outside the Trailer Park. All motorized vehicles within the Park must have liability insurance and meet State law requirements to be within the Trailer Park. No unusable or unsightly vehicles will be allowed in the Trailer Park.
5. Car repairing, greasing and changing oil is prohibited within the Trailer Park.
6. Motorcycles, motor scooters, mini-buses and other two or three wheel-motorized vehicles are not allowed in the Trailer Park without written permission from the Management of the Trailer Park.

LOT OR SPACE MAINTENANCE:

1. Semi-Permanent tenants are required to clean and maintain their space and RV Trailer in a clean, attractive, well-kept manner.
2. Semi-Permanent tenants may have 1 (one) storage shed or cabinet to store furniture, trashcans, tools, etc., with written permission from the Management. Permission for permanent small storage sheds will require a written plan including a sketch and a $100.00 deposit prior to approval. If the shed is removed from the property when tenant moves, the deposit will be refunded without interest.
3. Tenants who have items that cannot be adequately stored in the storage cabinet must be removed from the Trailer Park and stored off site. Tenants are prohibited from storing anything other than their hitches under the RV.
4. Fishing boats, canoes, work trailers and other items may not be parked or stored in or on the RV Space.

LANDSCAPING:

1. Semi-Permanent Tenants may landscape their lots as long as it is clean, attractive and properly maintained. However, the installation of trees, concrete, masonry, or ground cover including rock wood-chips and bark is not allowed

PEACE AND QUIET:

1. All Tenants are entitled to the peaceful enjoyment of their RV space and all Trailer Park functions. Therefore, televisions, record players, musical instruments and/or any other noise that may cause annoyance to another Tenant, must be kept low after 10:00 p.m.
2. There are to be no loud parties, intoxication, fighting, or immoral conduct that could cause a complaint from another Tenant.
3. An adult must supervise children at all times inside the Trailer Park.
4. The riding of bicycles, tricycles, skates, skateboards, is prohibited within the Trailer Park.

PATIO FURNITURE:

1. The use of furniture on the patio, porch, or yard is prohibited unless it is approved patio furniture.
2. Overstuffed furniture, ironing boards, mops, clothes hangers or lines, etc. are not allowed outside of the mobile home or RV trailer.

GARBAGE AND TRASH DISPOSAL:

1. All garbage must be wrapped and placed in the proper garbage containers that are provided in front of the office in the Trailer Park.
2. Refuse and trash accumulated around the RV, such as wood, stoves, refrigerators, washing machines, etc., must be disposed of by the Tenant immediately.
3. Rubbish and refuse shall not be dumped on the leased property (old railroad property) or in the dog run area.
4. Cardboard boxes must be broken down and placed in the recycle containers, not thrown on the ground around the containers.
5. Shipping boxes containing shipping foam must be sealed in a box or garbage bag to prevent foam from blowing around when the garbage people are emptying the dumpsters.

LAUNDRY ROOM:

1. Tenants using the laundry room must follow the rules posted in the laundry room and may be subject to change with a 60-day notice. .
2 The Laundry room is open during the hours from 8:00 a.m. to 5:00 p.m.
3. Tenants using the laundry room must clean the washers and dryers after each use.
4. Permanent tenants may obtain a key to the laundry room to wash after hours by posting a $5.00 key deposit. Tenants are responsible for locking the laundry room door when exiting while using it after hours .

PETS:

1. Pet owners must obtain a written Pet Agreement before bringing a pet into the Trailer Park.
2. Pets must be on a leash at all times while outside the RV trailer. Tenants who fail to keep their dog, cat, or other animal on leash will incur an eviction notice.
3. Dogs must be exercised in the dog run area at the rear of the Trailer Park.
4. Pets shall not be left unattended in or outside an RV at anytime.
6. Tenant guests are required to obtain written Management approval prior to bringing pets into the Trailer Park.
7. All pets must be properly vaccinated for rabies and be spayed or neutered. Proof of vaccination maybe required.
8. The breeding of pets is not allowed within the Trailer Park.

RENTS UTILITIES AND OTHER CHARGES:

1. Weekly Semi-Permanent Rents are to be paid in advance and no later than 12 Noon check out time. After 12 Noon the rental payment is considered late. The rental payment includes garbage, and water. Tenants are billed for the actual electric used. A utility deposit of $100.00 is required for the electricity. Tenant pays any other utilities to the subscribing Utility Company.
2. Rental rates cover the owner of the recreational vehicle and one other person or guest. RV Space rental cannot be transferred to anyone and subletting is not permitted. RV's may not be sold on the space. Guests must register prior to staying in the Park.
3. The RV Space and its premises shall be used only for private residential purposes. No business or commercial activity of any nature is permitted thereon.

. There is a $5.00 a day fee for late rent payments. This rule is enforced at all times.
5. All rental payments must be either by credit card or cash. Personal checks are not acceptable without prior Management approval.

SMOKING ON THE PREMISES:

Smoking cigarettes and other forms of tobacco is prohibited in the common areas of the Trailer Park such as the office, laundry room, rest rooms, office patio, and the walkway to and from the office and restrooms.

TRESPASSING ON OTHER RV SITES:

Tenants shall not trespass on other RV sites and must use the common road and walk ways for egress and ingress to their RV sites and space, not taking short cuts to the office, laundry room or restroom facilities.
